Carriage Properties touts million-dollar home deals
One Charleston area brokerage is making a name for itself selling houses that are priced in seven figures.
Carriage Properties LLC says it handled 45 properties that sold for $1 million or more apiece. The total value of the homes was $84.2 million.
Specifically, the agency says it racked up $55 million in South of Broad home sales, more than double any other brokerage.
According to Carriage Properties, local agencies sold 480 homes for $1 million or more in 2011 for a combined value of $887.4 million. Carriage’s share was 10.4 percent.
One of the highest-priced homes to sell so far this year in Charleston was 52 Murray Boulevard. It brought in $5,975,000.
Among the notable sales were 45 Meeting St., which fetched $4.8 million; the 1779 Samuel Chadwick House at 17 Meeting St., which sold for $3.4 million; 2 Gibbes St., a six-bedroom Robert Fenwick Giles house on a double lot that garnered $3.2 million; and 27 Meeting St., an 18th-century single home featured in 60 Famous Houses in Charleston, which brought in $2.9 million.
Carriage Properties cites its agents’ experience for the strong sales numbers. The salespeople have “a combined 400 years of real estate experience, with an average of about 20 years,” says Lynn Hanlin, a founding partner.
She emphasizes their dedication to working together, supporting each other as a team and deep and longstanding ties to the community.
“Thanks to their strong local involvement,” notes Hanlin, “our agents often are the first to hear about the really special historic and high-end homes about to come on the market.”
The agency already landed two prized sale closings in 2012: a home on Murray Boulevard that sold for $5,975,00 and a property on Wadmalaw Island that cashed in at $4.2 million.” I would say we are off to a very good start,” founding partner Charles Sullivan says.
Sullivan says he is optimistic about the greater Charleston luxury real estate market, pointing out that the firm is “seeing much more activity with showings and contracts versus last year at the same time.”
